SEONGSU PRECINCT

Located in Seongsu known as the Brooklyn of Seoul, this industrial site originally home to a textile company was transformed through careful repurposing and conceptualising an example of industrial adaptive re-use. The minimal-intervention strategy contributed to the creation of and authenticity that no master plan process could deliver. The success behind the precincts design lies precisely in what was not designed: brick facades, exposed concrete surfaces, retained machinery, cobblestone lanes and dramatic presence of the previous life. Retail, F&B, Art, Entertainment tenants and brands would be able to activate the space organically. The concept establishes the vision: cafe culture embedded within lush internal courtyards that balances enclosure with openness establishing human-scaled intimacy.
